In Croatia, the legalization of buildings is regulated by the Act on the Treatment of Illegally Constructed Buildings and other related legal documents.
Why is legalization important?
Legalization ensures the legal status of the property. This prevents penalties and court proceedings to which the property is otherwise subject. It enables the proper use, inheritance and sale of the property. In social terms, legalization enables orderliness and transparency in spatial planning.
When is legalization necessary?
Legalization is mandatory for facilities built without appropriate permits and solutions, upgraded or expanded facilities without the necessary documentation, and buildings that are not registered in the cadastre or land register.

Documentation
Collection of documentation, which includes the title deed, cadastral extract, technical documentation and other legal or construction documents of the object.

Request
After collecting the documentation and completing the necessary work, it is necessary to submit a request to the competent Office for legalization of the facility.

Inspection
Experts check the technical condition of the facility and compliance with regulations and other facility documentation, such as studies and project documentation.

Fees
If the inspection is successfully completed, the property owner is required to pay the appropriate taxes and fees in order for his or her claim to be validly recognized.

Getting confirmation
Upon payment of fees and a positive inspection assessment, the facility gains full legal status and is legalized or legally validated.

Your real estate must meet the requirements of competent authorities, spatial and urban conditions, and legal regulations. We arrange all the necessary technical elaboration, which also includes defining the works on the building.
Complexity of documentation
We perform a survey of the derived condition, calculations of fees and water contributions, evidence of mechanical resistance and stability, surface reports, copies of geodetic recordings.
